Exclusive listing or MLS listing?

The listing agreement gives your agent the right to market your property for the length of time you both agree upon.

An Exclusive listing agreement gives only the listing brokerage the right to sell your property and provides no automatic right or access for any other brokerages to participate in the sale, or, to provide a buyer.  You may negotiate a lower commission when listing exclusively however also expect less exposure for your property which may result in it taking longer to sell.

An MLS listing agreement always includes the right of all Real Estate Board members / brokerages to participate in the sale of your property.  A cooperative effort will result in your property gaining greater exposure because it reaches the majority of the real estate professionals in the community.  Greater exposure often results in multiple offers, a higher selling price, and less time on the market.
